The sign is on your lawn and the phone has begun to ring, it’s Show Time! This is an exciting time. It can also be exhausting as your job is ongoing. Every morning, the beds need to be made, the dishes cleared and the whole house presenting its best face forward look. The six factors of sale; Timing, Competition, Price, Condition, Financing and Marketing have all now been considered. Along closely monitoring all six, this is what your REALTOR® is doing:

- Sending your signed listing contract to the Multiple Listing Service.

- Downloading digital photographs and uploading to various websites.

- Writing descriptive advertisements and captions to appear on MLS, print and other venues being utilized by your REALTOR®.

- Finalizing your property information sheet, or Feature Sheet, and ensuring you have an adequate supply in your home.

- Obtaining advertising space and uploading written work and photos to various websites.

- Fielding all inquiries relating to your property from both potential Buyers and other REALTORS® (pre-qualification of Buyers is critical to ensure only those Buyers who can afford your home will see it).

- Arranging for all property showings as well as showing your home.

- Arranging open houses (as you wish) and making themself available to host (this includes preparing for prospective Buyers and following up with the many visitors).

- Gathering and reviewing any and all feedback from the showings that have occurred since you listed your property for sale.

- Preparing progress reports to ensure you are well informed on the marketing status and daily weekly events.

- Reviewing market trends and activity to determine if any changes in the six sale factors have occurred since the home was introduced (Timing, Competition, Price, Condition, Financing and Marketing).

- Arranging a re-cap meeting with you to discuss face-to-face the marketing progress (which should include familiarizing you with the Agreement of Purchase and Sale form so that you will be acquainted with the form prior to an Offer coming in).
